In 1983 Investment Property Exchange Inc., a real estate brokerage, began the appraisal of all types of real estate properties throughout the State of Nebraska and adjoining states.  Steve England and Dave Malone were both certified appraisers specializing in commercial and agricultural property appraisal.  In October of 2009, Steve and Dave partnered with Tracy Hock, formerly of Neff-Radcliff-Hayes Appraisal, to expand their appraisal services into the residential market sector.  Tracy was a Certified Residential at the time, and began training under Dave Malone for General Appraisal work.  In October of 2014 the Appraisal Department was sold to Raptor Enterprises Inc., owned by Certified General Appraiser Tracy Hock.  At that time IPEX Appraisal was established as a separate operational entity that is available to clients in conjunction with the Real Estate services still offered by Investment Property Exchange Inc.

 

The appraisal business has continued to grow, and the past years have seen several exciting changes in our company.  Like many, the year 2020 was full of changes.  Early in the year, Dave Malone decided to retire after over 30 years of appraisal experience.  His expertise will be missed, but Dave remains a friend of the company, and a great resource to our current appraisers.  Later in the spring of 2020, Jeremy Sedlacek, and Amy Ferebee, both formerly of the credit analysis division of a local bank, joined Tracy Hock and Nicky Blank as appraisal trainees.  This has enabled higher appraisal volumes, and greater service to our clients, and has also sparked a re-branding of the company.

 

Hence, EXCEL Appraisal Solutions was born! The principles in which EXCEL was founded and named are: Excellent service, an eXperienced team, Certified appraisers, Efficient, and Lasting relationships. EXCEL Appraisal Solutions continues to provide a wide variety of appraisal products for our clients, and is always striving to increase or knowledge and service base.

 

EXCEL Appraisal Solutions specializes in the appraisal of commercial properties, farms and ranches, as well as providing residential appraisals for the local tai-city and surrounding rural market.  Our goal is to provide appraisals that are professional, accurate, timely, informative and presented with the highest level of integrity.

 

Our General Certified Appraisers are highly experienced for many types of commercial properties that include industrial, retail, hospitality, and office. We have experience in land and project developments as well. Our Certified Residential appraisals are prepared for all home lenders, sellers and buyers in the market.

Our Appraisers have extensive experience in appraisal consulting and frequently provide expert testimony in Arbitration, County, District, Federal and Bankruptcy Courts including condemnation assignments. We serve private individuals, the State of Nebraska and other legal entities.  All appraisals are prepared to meet the requirements of all individual clients and comply with the Uniform Standards of Professional Appraisal Practice.
